A custom home is not a floor plan you pick from a catalogue. It starts with your lot and how you actually live, and everything after that is a series of decisions about how those two things fit together.

Nexvan is a BC Housing licensed builder based on East 14th Street in North Vancouver, and a member of HAVAN, RenoMark and the CHBA. We handle design coordination, permits and construction, so you deal with one team from the first lot review to the final walkthrough.

1. What Your Lot Will Actually Allow

Before design starts, we review zoning, setbacks, floor space ratio, height limits and what the site itself will carry. Two lots on the same street can allow very different homes.

On the North Shore this usually means slope, soil conditions, tree retention, view corridors and drainage. Knowing all of it early is what keeps a design from being redrawn after it has already been priced.

 

2. Designing for How You Live on the North Shore

Our design team works from how your household actually moves through a day. Where the light lands in winter, where the wet gear goes, how the kitchen connects to everything else.

North Shore homes carry specific demands. Oversized entry storage for bikes and gear, covered outdoor space that works in November, and glazing placed for both view and heat gain.

 

3. Building for Coastal Rain and Sloped Sites

The building envelope is where homes on this coast succeed or fail. Rainscreen assemblies, flashing details, drainage planes and continuous insulation get the same attention as anything you can see.

Sloped lots add retaining, shoring and drainage engineering. Every new home also has to meet the BC Energy Step Code, which means energy modelling before the permit goes in, not after.

 

4. One Team from First Sketch to Final Walkthrough

Design, estimating, permitting and construction sit under one roof. The person pricing the drawings is the same person who will build them, so the budget and the design stay honest with each other.

The alternative is designing first and pricing later, which is how most homeowners find out their drawings cost double what they planned.

 

5. Fixed Price or Open Book, You Choose

If your drawings are complete and you want cost certainty, we build under a fixed price contract and carry the risk on the number.

If the design is still moving or the site is complex, construction management gives you open book costs and every trade quote, with the cost risk sitting on your side. We will tell you which one fits your project.

 

6. Licensed, Warrantied and Inspected

Nexvan holds BC Housing Residential Builder Licence No. [LICENCE NUMBER] and carries active WorkSafeBC coverage.

Every new home is enrolled in BC’s 2-5-10 warranty before construction starts. Two years on materials and labour, five on the building envelope, ten on the structure.

Frequently Asked Questions

Yes, and most North Shore lots have some slope. Sloped sites need geotechnical investigation, engineered retaining and shoring, and careful drainage design. It costs more than a flat lot and it takes longer, but it is normal work here rather than an exception.
A spec home is a design chosen from a catalogue and adjusted to fit a lot. A custom home starts from your lot and how you live, and every layout decision follows from those two. Practically that means you choose the floor plan, the structure, the systems and every finish, rather than picking from packages.
We can do either. Our design team develops the drawings in house, which keeps the budget and the design honest with each other because the person pricing the work is the same person who will build it. If you already have an architect or designer, we work alongside them.
As involved as you want to be. Most clients go through several rounds of drawings, then work through finishes room by room with pricing attached to each choice. Nothing gets decided blind, and nothing gets built without you seeing the cost first.
