NEXVAN / NORTH SHORE

Construction Management in North Vancouver

Building on the North Shore involves many connected decisions: design, trade pricing, site conditions, scheduling and changes during construction. Nexvan helps bring those decisions into one managed process, so you can see what needs attention before it affects the work on site.

THE ROLE

One managed process for the decisions behind the build

What Construction Management Means for Your Project

Construction management is a way to organize the people, information and decisions behind a build. Nexvan can join during planning to review scope and budget assumptions, coordinate with designers and consultants, prepare for trade pricing and oversee work as construction progresses. The exact responsibilities are set out in the project agreement.
For the owner, the important questions are practical: Who is responsible for each decision? What has been priced? What is still an allowance or an unknown? How will a proposed change affect the budget and schedule? We make those questions part of the project conversation before they become site problems.
THE WORK

What We Coordinate

The scope of services, reporting schedule and contract responsibilities are confirmed in writing for each project.
01

Scope and planning

Review drawings, project goals and open decisions so the team can identify work that still needs definition.
02

Budget development

Organize estimates around the current scope and identify assumptions, allowances and items that require further pricing.
03

Consultants and trades

Coordinate the information designers, engineers, suppliers and trades need to price and carry out their work.
04

Schedule and site work

Track the sequence of work, upcoming decisions and dependencies that could affect progress.
05

Changes

Present proposed scope changes for review before they are incorporated into the work.
06

Closeout

Coordinate outstanding items and project documentation as the work moves toward handover.
COST CONTROL

How Costs and Decisions Are Reviewed

A useful construction budget shows more than one total. It separates work that has been priced from allowances, pending selections and site-related unknowns. As the project develops, proposed changes should be reviewed against that working budget and the construction schedule.
At the start of an engagement, we define what information you will receive, how often the budget will be reviewed, who approves changes and how management fees and project costs are documented. The terms belong in a written proposal and agreement, so the process is clear before work begins.

CHOOSE THE RIGHT APPROACH

Construction Management or General Contracting?

Both approaches need experienced coordination. The right fit depends on how developed the drawings are, how much is still unknown and the responsibilities each party wants to take under the contract.

Consider

Construction management

General contracting

Project stage

Useful when early coordination and evolving decisions are a significant part of the work.
Often easier to price once the scope and drawings are sufficiently defined.

Cost information

Reporting and approval procedures are agreed as part of the management engagement.

Price, allowances, exclusions and changes are set out in the construction contract.

Contract responsibilities

Must be defined for the specific project, including who engages trades and approves payments.
Defined by the contractor’s agreement and its scope of work.
We can review your drawings and project stage, then explain which arrangement we can offer and what each would require.
START AT THE RIGHT STAGE

When to Bring Us Into the Project

Talk to us while the design and construction budget can still inform each other. Early conversations are particularly useful when the site has access, slope or servicing constraints, when several consultants need to coordinate their work, or when major selections are still open.
If you already have a complete set of drawings and want a defined construction proposal, ask about general contracting as well. If you are still assessing what a property may allow before design, start with site development.

Bring what you have. Start with what you know.

A property address or general location, available drawings, your project goals and the decisions still open are enough for an initial conversation.

GOOD QUESTIONS

Frequently Asked Questions

Clear responsibilities matter as much as the scope of the build.

A construction manager coordinates planning information, budgets, consultants, trades, schedules and decisions across the project. The exact scope, including site supervision and reporting, should be set out in the agreement.

It is worth speaking with us when the design and budget are still being developed, especially if site conditions or coordination between consultants may affect construction decisions. We can also review a project that already has drawings to determine the next step.

No. Both may involve coordination and site oversight, but the contract structure, pricing method and allocation of responsibilities can differ. We review those details with you before recommending an approach.

The level of cost certainty depends on how complete the scope and drawings are and which items remain unpriced. We identify estimates, allowances and known exclusions in the proposal so you can see what still needs a decision or further pricing.

That depends on the agreed delivery model. The written contract should identify who holds each trade agreement, how invoices are reviewed and who has authority to approve payments and changes.

BC Housing says an owner builder must build or directly manage construction of their new home. If you are considering that route, review your proposed arrangement with BC Housing before engaging anyone to manage the build.
