  • Pre-Construction Agreement

Following the initial consultation, we formalize our collaboration through a Pre-Construction Agreement. This agreement outlines project scope, timelines, design deliverables, and key responsibilities, ensuring clarity and alignment from the very beginning. By establishing a well-defined framework before construction begins, we streamline communication, minimize risk, and set the foundation for a seamless, transparent building experience.

  • Estimation and Planning

Once the consultation is complete, our Estimation Team start organizing your project to make sure everything runs smoothly. During this step, we also prepare a Class D Budget, which is an early cost estimate based on your needs and the initial design concept.

  • Certified Professional Team

To ensure every detail of your project is handled with expertise, we assemble a team of qualified and trusted professionals tailored to your specific needs. Depending on the project scope, this team may include structural and geotechnical engineers, energy consultants, architects, interior designers, and landscape architects.

Each CP contributes technical insight and creative vision, working collaboratively under Nexvan’s management framework. The result is a coordinated, well-informed approach that supports smart decision-making and a flawless building experience.

  • Detailed Budgeting

Once the design details are finalized, Nexvan’s team develops a refined and transparent project budget, integrating precise cost analysis and material selections. This phase guarantees financial clarity and strategic planning — ensuring that your investment aligns seamlessly with your design vision and construction goal.

  • Permits & Approvals

Once the design and budget are finalized, our team manages all aspects of the permit and approval process on your behalf. This includes coordinating with municipal departments, structural engineers, energy advisors, and other consultants to ensure your project fully complies with local bylaws, building codes, and environmental standards.

Our proactive approach minimizes delays and keeps your project on schedule. With Nexvan overseeing every step; from submission to final approval; you can move confidently toward construction knowing all requirements have been professionally managed.

  • Design Details & Material Schedule

With the design concept established, our team guides you through the selection and procurement of building materials and finishes that define your home’s quality and character. Working closely with your architect and interior designer, we ensure that every product — from structural components to interior finishes — aligns with your desired aesthetic, performance goals, and budget. During this stage,we prepare a Class B Budget, a detailed cost estimate derived from the architectural and interior drawings and supported by a precise material takeoff. This allows us to obtain comprehensive quotes from pre-qualified trades, ensuring accurate pricing and competitive value.

  • Procurement & Trade Allocation

With building permits in place, construction begins with the selection and coordination of key subcontractors, including electrical, plumbing, mechanical, and other core trades. Each subcontractor is carefully vetted based on experience, workmanship, and reliability to ensure that every phase of construction meets Nexvan’s rigorous standards of quality and efficiency.

At this stage, We develope a Class A Budget; a comprehensive financial plan that accounts for all anticipated costs, including materials, labour, permits, and contingencies. This ensures full cost transparency, disciplined budget management, and a smooth transition from planning to execution.

  •  On site Supervision & Safety 

During construction, Nexvan’s site supervisors oversee all on-site activities to ensure work is completed safely, efficiently, and to the highest standard of quality. Every phase — from foundation to final finishes — is monitored closely to maintain alignment with project specifications, schedules, and budgets.

Our supervisors coordinate daily with trades, inspectors, and consultants, ensuring seamless communication and immediate resolution of any issues that arise. Through detailed progress reports, quality control checks, and regular client updates, we uphold Nexvan’s commitment to precision, transparency, and accountability on every job site.

Work Safe BC standards guide every activity on site. Our supervisors remain actively present, monitoring progress, resolving issues in real time, and ensuring trades deliver on both craftsmanship and timelines.

Throughout this stage, you receive regular progress updates supported by reports and photos, giving you complete visibility into the construction process.

  • Project Scheduling & Progress Reporting

At Nexvan Construction Management, we believe transparency drives trust. Our office team develops a detailed construction schedule and provides regular progress updates throughout every stage of your project.

Through weekly status reports, clients remain fully informed of milestones, upcoming activities, and any adjustments to timelines or scope. This proactive communication ensures accountability, minimizes delays, and keeps the entire building process organized and on track — from foundation to final finishes.

  • Final Walk through & Handover

As construction reaches completion, we conduct a comprehensive final walkthrough with the homeowner to review every detail of the finished project. Together, we inspect the quality of workmanship, verify that all specifications have been met, and ensure your complete satisfaction before possession.

During this stage, the Nexvan team provides all final documentation — including inspection reports, warranties, and maintenance guidance — giving you full confidence and clarity as you move into your new home.
